Savills IM sells retail park ‘AaBe Fabriek’ in Tilburg to Braintown

Amsterdam, 3 April 2026 – Braintown has acquired the heritage-listed AaBe Fabriek retail park in Tilburg from ERF, a fund managed by Savills IM. This acquisition further expands Braintown’s investment portfolio in the region.

 

AaBe Fabriek is a unique redevelopment of industrial heritage and is one of the most iconic locations in Tilburg. Since the production of the first woollen blankets in 1929, the site has evolved into a multifunctional area featuring retail, leisure and activities. The characteristic shed roofs and monumental chimney reflect the complex’s and the city’s rich textile history. Today, AaBe Fabriek offers a diverse mix of retail stores, supermarkets, food and beverage outlets, and fitness facilities — a place where Tilburg’s past and present come together in harmony.

The 31,550 sqm retail park comprises 32 units, with tenants including Jumbo, Lidl, Swiss Sense, Beter Bed, Pronto, Pets Place, Boerenbond, Zeeman, and Kruidvat. This variety of tenants is unique by Dutch standards. In addition, the site features a secure car park with around 700 spaces.

Based at Strijp-S in Eindhoven, Braintown is an asset manager with a clear focus on characterful (including listed) real estate and a diverse tenant mix. Through projects such as De Witte Dame and Plan-B, Braintown has gained extensive experience in optimising and positioning mixed-use real estate locations.
