Private investors acquire two Albert Heijn supermarkets with residential units in Rotterdam

Amsterdam, 8 January 2026 – A consortium of private investors has acquired two well-performing Albert Heijn supermarkets with residential units above in the city of Rotterdam.

 

The first supermarket, located at Nieuwe Binnenweg 288–298, was Rotterdam’s first ever Albert Heijn store when it opened in 1955. The property comprises approximately 1,300 sqm of retail space on the ground floor, supplemented by additional space on the upper level. Above the supermarket are 14 residential apartments.

 

The second acquisition is an Albert Heijn city supermarket at Statenweg 103–111, directly opposite the metro station. This location offers around 600 sqm of retail space on the ground floor, with further space in the basement.

Both properties are situated in the popular, densely populated residential neighbourhoods of Middelland and Blijdorp, benefiting from a strong combination of daily consumer demand, excellent accessibility, and a stable customer base.

 

Investments in convenience retail combined with residential units remain attractive to investors, supported by strong covenants, stable cash flows and favourable financing conditions.

The seller was commercially advised by BRIKKS and legally by Eversheds Sutherland. The buyer was legally advised by Buma Algera Notariaat.
