Amsterdam, 31 October 2025 – The retail property at Marktlaan 15 in Hoofddorp, fully leased to JD Sports, has been sold to the French SCPI Newgen (Aroxys), represented in the Netherlands by Capstone Real Estate Partners.
The acquisition highlights the continued appetite of international investors for high-quality Dutch retail assets with strong covenants. This marks Aroxys’s second acquisition in the Netherlands, reaffirming its commitment to building a resilient, income-generating portfolio across key European markets.
The property occupies a prime location on Marktlaan, one of the busiest areas in the heart of Hoofddorp’s vibrant shopping district, near the Vier Meren shopping centre. The surrounding area hosts a broad mix of national and international retailers, including Zara, Bershka, H&M, Rituals, and The Sting.
This modern and representative retail building features a distinctive façade and an impressive glass frontage of over 15 metres, providing excellent visibility and abundant natural light. Built in 2003, the property comprises three floors, with the ground and first floors serving as retail space and the basement used for storage, office, and staff facilities. The building is fully let and offers a total lettable floor area (LFA) of 538 sqm, including 300 sqm of retail space on the ground floor.
Hoofddorp is rapidly evolving into a fully-fledged city within the Amsterdam Metropolitan Area, driven by strong population growth and large-scale residential projects such as Hyde Park, District 21, and the Spoorzone. The municipality’s population is expected to increase by approximately 19% by 2040, further enhancing the purchasing power and catchment potential of the city centre.
With this acquisition, Aroxys continues to strengthen its Dutch footprint. The buyer and Capstone Real Estate Partners were commercially advised by BRIKKS, legally represented by Florent, and technically advised by Ausems Vastgoed. The seller was commercially represented by P. van den Bosch Real Estate Partners and legally by Sarfaty Advocaten.
